Step 1: Design Code

The Design Code is limited only to the development of the serviced building plots and follows the recommended guidance in the East Suffolk Council Custom & Self-build Housing Supplementary Planning Document (May 2024) to establish the specific design requirements applicable to the each plot, which future Reserved Matters (RM) planning applications must adhere to as each plot is built out by its owner in line with the planning permission.

The Code is intended for use by architects, planners, developers, designers, and contractors. It will also serve as a key reference for plot purchasers intending to build their own homes. Separate Plot Passports have been prepared for each plot, providing purchasers with detailed guidance on permissible development and construction-phase considerations.

Step 2: Plot Passports

A Plot Passport is a document used that sets out what you can and cannot do on a specific plot. Think of it as a mini design code for an individual plot.

It gives a buyer or designer enough freedom to create a unique home, while ensuring the development as a whole still fits the council’s planning requirements and the developer’s vision. Please take your time to read through the plot passport and understand what property can be built under the outlining planning permission in place. The information within the plot passport is not a guide, it provides the exacting information on what the permission allows.
