Before Your Appointment

What if I need to cancel or reschedule?

No problem at all – life happens! Simply contact us as soon as possible and we'll arrange a new time that suits you better. You can call our office or email your valuer directly.

Do I need to clean and tidy my house?

Please don't stress about making your home picture-perfect. We see properties every day as they're actually lived in, and our valuations reflect real homes, not show homes. That said, if it helps us see the space and its potential more clearly, a quick tidy doesn't hurt – but it's completely your choice. If there are any small improvements that could help when it comes to marketing your propertywe'll have a friendly chat about those too. 

During the Appointment

What should I expect when the valuer arrives?

Your valuer will introduce themselves and start with a friendly chat to understand your plans and what you're hoping to achieve. Then they'll take a tour of your property, scoping out the space and taking notes. This is very much a two-way conversation – feel free to ask questions as we go, point out any recent improvements, or tell us about features you love. There are no silly questions!

How long will the valuation take?

We recommend allowing around an hour for your appointment. This gives your valuer plenty of time to see your property properly and have a relaxed conversation with you about your plans and the market. We don't like to rush – getting to know you and understanding what you're looking for is an important part of the process.

What about pets?

Pets are absolutely fine – we love meeting them! Your furry friends are welcome to stay around during the visit. We're used to working around pets of all shapes and sizes, so there's no need to make any special arrangements. If your dog is a little excitable or protective, just give your valuer a heads-up when they arrive and we'll work around it. 

How discreet are you?

We completely understand that discretion is often important, especially when it comes to nosy neighbours! Our valuers arrive in unmarked vehicles and dress professionally but not conspicuously. We respect your privacy and will be as discreet as you need us to be.

Will I get my valuation on the day?

Yes, in most cases. After we've looked around and had a proper chat, we'll sit down together to discuss a realistic market valuation. We'll explain how we've arrived at that figure and what we think about the current market. This is a conversation, not a presentation – we want to hear your thoughts too. You'll also receive written confirmation afterwards with all the details.

After Your Appointment

What happens next?

After your valuation, there's absolutely no pressure or obligation. We'll follow up with written details of the valuation and information about our approach, should you decide to move forward. Take your time to think things over, chat with family, and come back to us when you're ready. We're here when you need us. 

Is there any cost for the valuation?

No, property valuations with Bidwells are completely free and come with no obligation.
