LOCATION AND DIRECTIONS

Travelling from the north, from Callander follow the A81 southwest for approximately 12 miles then take the right hand turn signposted for Gartmore. Drive west through the village to point A as marked on the sale map. The right hand stone track leads to the woodland at point B.

DESCRIPTION

Extending to 33.76 hectares (83.42 acres), Borland Wood is a mostly native woodland which has been carefully re-established following harvesting of commercial conifer species two decades ago.

Located in easy walking distance from the pretty village of Gartmore and a short drive from Aberfoyle and Callander, Borland Wood is surrounded by a landscape of forests and farmland which typifies this quiet part of Stirlingshire. The woodland presents opportunity for a wide range of recreational, conservation, and ecological enhancement activities with potential for a wood cabin subject to obtaining permissions.

The woodland has been managed to enhance ecological value and as an amenity resource with a range of native species planted including alder, birch, Sessile oak, willows, rowan, hazel & sycamore, with small numbers of conifers throughout. A network of footpaths was installed at the time of replanting and the woodland has been successfully maintained to limit deer numbers allowing an abundance of ground flora to re-establish.

To the south of the property there is a large pond with sluice, and there is a smaller pond located within the wood to the north of the Property.

Future management of the woodlands might include thinning to introduce greater structural diversity and which may yield firewood.

The woodland has a stone track providing access from the public road and which passes south to north through the Property with passing places/turning areas.

The title to the whole of the Property is absolute ownership.

SPORTING & MINERAL RIGHTS

Sporting rights are currently unlet and are included in the sale. Mineral rights are included as per the title except those reserved by statute.

BOUNDARIES

The Property is bounded by agricultural land and woodland. Any fences around the Property may not be located on the boundaries of the registered title. Plans are based on the Ordnance Survey and are for reference only. While they have been carefully checked, the purchaser shall be deemed to have satisfied themself as to the description of the Property and any error or misstatement shall not annul the sale nor entitle either party to compensation in respect thereof. However, any gains arising from the sale of the land (i.e. the solum value) on which the trees are situated is liable for CGT. Under the Inheritance Tax regime 100% Business Property Relief may be available on commercial woodlands. VAT is charged on forestry work and timber sales (although its effect is neutral if managed as a business). Government forestry grants are received tax free with the exception of farm woodland and subsidy payments.
