      Beginning your contract with Bidwells

      Document Checklist

      Sign and return Bidwells terms of engagement
      Complete and return your landlord information form
      Provide Bidwells with a copy of your consent to let from your lender

      *If your property has a mortgage

      Provide Bidwells with identification* and proof of address** for all owners as stated on property deeds

      * passport or driving licence

      ** utility bill or bank statement

      Provide Bidwells with proof of ownership

      Compliance required for letting your property

      • A valid Energy Performance Certificate (EPC) with a minimum rating of between A-E will need to be provided, and carried out within the last 10 years
      • Where applicable, a valid CP12 gas safety certificate will need to be provided. This will need to be carried out every 12 months
      • A valid EICR electrical safety report will need to be provided along with portable appliance testing on any free standing electrical appliances
      • A valid legionnaires risk assessment carried out
      • Smoke and Carbon Monoxide Alarms will need to be fitted. One smoke detector on each storey and one carbon monoxide alarm in every room where there is a solid fuel burning appliance

        Bidwells can arrange any necessary certificates in order to ensure that you remain compliant


      To do list

      • Where applicable, inform block management company that you will be renting your home. You will be required to continue to pay the service charges and ground rent directly.
      • Collate and provide Bidwells with manuals, service contracts and warranties for your home
      • Ensure that you have necessary insurance in place
      • Arrange a total of 4 sets of keys for tenants and Bidwells
      • Arrange cleaning of the property prior to the tenants moving in
