Location:
The Site is located to the south of Haddenham, Cambridgeshire. Haddenham is served by two regular bus services.

Town and Country Planning:
The Site is located in the jurisdiction of East Cambridgeshire District Council (ECDC). Outline planning permission was granted in April 2020 for 15 dwellings, of which 5 are to be affordable housing, with new access and associated works (Ref: 18/01471/OUM). The reserved matters application was subsequently approved on 25th May 2023 (Ref: 21/01841/RMM).
The Vendor has received partial approval for the discharging of pre commencement conditions on the Site. The only conditions outstanding are follows:
18/01471/OUM condition 5 and 6 - which relates to archaeology and surface water drainage. These will need to be carried out by the developer as part of building out the planning permission.
Planning Agreements S106:
The buyer of the Site will be fully liable for all payments and obligations contained within the Section 106 Agreement and will fully indemnify the seller in this regard. A copy of the S106 Agreement is available in the Information Pack.
Community Infrastructure Levy (CIL):
The Site is subject to CIL (£199,800) and S106 (£149,006) (Total £348,806). Please note £49,949.92 of CIL was paid in July 2025. The CIL outstanding is £149,849.76.
Ground Investigation:
A Phase I and Phase II Geo-Environmental Investigation report dated 13th July 2021 prepared by Obsidian concluded that there are no known contaminants on the Site and that conventional strip and trench foundations will be appropriate for the majority of the Site. Archaeology:
An Archaeological Evaluation was completed by Pre-Construct Archaeology Limited. A full copy of the report is available in the information pack.
