LOCATION

Situated centrally in the village of Donavourd, The Stables sits in a quiet residential area and is accessed from a minor country road.

Lying just north of the A9 and approximately 2 miles from The Stables, the charming Victorian town of Pitlochry intersected by the famous River Tummel, offers ease of access to some of the county’s most breath-taking scenery, while being offered shelter by the varied topography by which it is surrounded. Pitlochry provides for a range of amenities such as a supermarket, butcher, bakers, a range of independent shops and places to eat. There is also a health centre and community hospital, dentist, chemist, bank, solicitors, accountants, and a public library.

Aberfeldy, approximately 13 miles to the west, provides the Breadalbane Community Campus which includes a library and a range of sport and leisure facilities such as a swimming pool, gym and fitness classes.

‘The Fair City’ of Perth, approximately 25.5 miles south via the A9, provides vibrant restaurants, art galleries and museums. Perth is home to Scotland’s oldest repertory theatre company which can be found at Perth Theatre, while Perth Concert Hall is an acoustically acclaimed auditorium offering a diverse range of events. In addition, the city boasts a further range of amenities including all the usual larger supermarkets, shopping centre, IMAX cinema, gyms, as well as a wider choice of commercial services you would expect of a large urban centre, including most major high street banks, solicitors, the regional hospital, and Perth College UHI which provides further and higher education in the city through a main campus in addition to distance learning.

The A9 dual carriageway is close by and provides excellent transport links both north and south. With access to the west towards Aberfeldy via the A827.

The mainline railway station is located at Pitlochry with services to Inverness, Birnam, Perth, Edinburgh and Glasgow, in addition to the Caledonian Sleeper service to London.

The wider Highland Perthshire area offers some highly regarded whisky distilleries, such as Blair Atholl, which is situated in the south end of Pitlochry, Dewars Distillery in Aberfeldy and the Dalwhinnie Distillery in the Cairngorms National Park, the highest distillery in Scotland at 1164 feet above sea level, around a 33 mile drive north.

For the cyclist, the National Cycle Network Route 7 runs close-by and connects Aberfeldy and Pitlochry and traverses across heather-covered moorland on a mix of traffic-free tracks and quiet road sections. There are various options for shorter, family-friendly day outings. The route connects with the long-distance Lochs and Glens Way at Pitlochry.

DESCRIPTION

Now in a semi-derelict state, the former stable block for Donavourd House provides a wonderful opportunity to develop the property into either one large home or a number of smaller dwellings subject to the relevant consents being obtained. Built of stone under a slate roof with glazed atrium, the layout consists of the main stable block, comprising a number of smaller rooms with a former two-bedroom flat above. In all the site extends to approximately 0.37 acres with ample grounds to both the front and rear.

Approximately twenty years ago, the property had planning for the development and extension of the current building into three dwellinghouses. Plans for a similar scheme were drawn up and submitted to planning in 2022 but were subsequently withdrawn. Further details of this are available from the selling agent on request.

It should be noted that the attached Chauffeurs Cottage has been previously split from The Stables and does not form part of this sale.

VIEWINGS
