LOCATION

Glenmore is located on the B8007 centrally located between the villages of Kilchoan and Salen. The area is famous for its rich wildlife including otters and eagles, and remnants of the ancient Atlantic oakwood, as well as stunning shell sand beaches, rocky shores and coves.

Within a ten mile radius the property benefits from having the village of Salen, which has a village shop providing grocer, café and deli, while to the west the village of Kilchoan the most westerly village in mainland Britain has both a village shop and post office, coffee shop, with lunch and evening meals available at the three AA rosette restaurant in Mingary Castle. To the east, 2 miles beyond Salen, is the village of Acharacle; Acharacle offers a range of local amenities including a village store with small post office, tearoom, doctor’s surgery, mechanic and church.

Education is provided by the local primary school in Acharacle, with the closest secondary being approximately eighteen miles away in the village of Strontian. Situated on the eastern end of Loch Sunart, Strontian is also host to a variety of recreational opportunities including a community theatre and library, canoe adventure centre as well as grocery shops, hotels and petrol station.

The quality of sailing along the coastline of the West of Scotland is world renowned, to the south is the Argyll coastline, and north and west out to the Inner and Outer Hebrides. The waters of Loch Sunart now form part of a Marine Protected Area to protect the loch and promote sustainable use of the waters. As a popular tourist destination, the Ardnamurachan Peninsula is well-known for its abundance of flora and fauna, on land and sea.

ACCOMODATION

Otter Lodge is a well-proportioned and bright property extending to approximately 129.5 m2. The accommodation comprises three double bedrooms, one with ensuite facilities and a family bathroom. The main entrance door leads through into the open planned lounge and dining room under a double height ceiling design. An ornate fireplace is positioned centrally within the room. From this room through an open doorway links to the kitchen with integrated appliances and southerly views over towards Loch Sunart. These views are shared with the large and spacious conservatory, also accessed via the lounge. A doorway to the rear of the lounge leads through to a boot room, offering storage for clothing and equipment. This in turn leads to a large, sheltered external area, used for the drying and storage of water sports equipment.

Two of the bedrooms are on the ground floor, with the ensuite facilities alongside the additional family bathroom accessed from the central hallway. Both of the bathrooms are specified with high quality fixtures and fittings, with each design, including a Jacuzzi style bath. The upper bedroom is accessed by a wooden staircase from the lounge area, a sizable room with space for two double beds and freestanding furniture.

OUTSIDE

The lodge is situated within mature gardens that wrap around the property to the front and south, mainly laid to lawn, with two burn fed ponds creating a haven for wildlife, and the Glenmore River providing the backdrop to the views out towards Loch Sunart. The rear of the property is screened by amenity trees and hedging.

Doors open from the conservatory to an area of patio, located to the side with a picnic table and stone built barbecue offering alfresco dining.

A lean to car port is located to the rear of the property.

FINANCIAL GUARANTEE/ANTI-MONEY LAUNDERING REGULATIONS

Any offer by prospective purchaser(s), regardless of where they are ordinarily resident and regardless whether on a cash or subject to loan finance basis, must be accompanied by a financial reference from a bank/funding source that is acceptable to the sellers. Prospective purchasers will also be required to produce identification sufficient to satisfy anti money laundering regulations and checks against the intended purchaser or nominee together with other documentation that may be required, from time to time, in order to support any conditional offers submitted to the seller. Bidwells LLP accepts no liability of any type arising from your delay or other lack of co-operation in this regard. Failure to provide the requisite AML documentation with offers may result in them not being considered at the closing date or being superseded by an offer which is. Settlement may also be delayed or aborted due to non-compliance with requests for information or failure to deliver adequate information within the requisite timeframes. We may hold your name on our database unless you instruct us otherwise.

CLOSING DATE

A closing date may be fixed, and prospective purchasers are advised to formally register their interest through their solicitors with the selling agents. Prospective purchasers should be aware that unless their interest in the property is formally noted, no guarantee can be given that confirmation of a closing date will be provided, consequently the property may be sold without prior notice. For the avoidance of doubt, noting interest only entitles prospective purchasers to notification of a closing date being set and not that other potentially competing pre-emptive offers have been received. The sellers are entitled to accept any offer at any time.
