SITUATION Perched on the fringe of the village of Powmill in the Parish of Fossoway, two miles from village of Crook of Devon and sitting approximately 135 metres above sea level, the site prides panoramic views over the gently undulating farmland with the Lomond Hills to the east and Glendevon to the north west. The surrounding land use is predominantly grazing interspersed with arable farmland and amenity woodlands. LOCATION The village of Powmill is approximately 2 miles from Crook of Devon, 8 miles from Kinross and 11 miles from Dunfermline and provides a convenience store, The Powmill Milkbar, Pizza Shack and children’s play park. Fossoway Primary school is just 2.2 miles north with high school education being provided at Kinross High School 8 miles north east. Various highly regarded private schools are also available within the wider area including Dollar Academy, Kilgraston School and Strathallan. Kinross, fifteen minutes to the north west, offers a further range of amenities including quality independent shops, hairdressers as well as a range of cafes and restaurants. Within Kinross, the Loch Leven Community Campus provides leisure and fitness facilities such as swimming pool, gym and fitness classes. SURROUNDING AREA The nearby village of Crook of Devon is steeped in history and notorious for its witch trials in the 17th century. Dunfermline is also home to Pittencrieff Park and covers some 76 acres and offers recreational facilities for children's play, greenhouses and woodland walks as well as a peacock sanctuary. The wider area also offers an array of outdoor activities including cycling, canoeing, horse-riding and water sports. The Lomond Hills Regional Park is a short drive east and is home to West Lomond, standing at 552 meters, is the highest point in the Lomond Hills. Further west is the picturesque Glen Devon with numerous walks and five reservoirs allowing you to take in the diverse wildlife which the varied habitat supports. Outdoor activities including fishing, mountain biking and climbing can all be found locally, with skiing being enjoyed all year round at the dry slopes of Firpark Ski Centre in Tillicoultry just over a twenty-minute drive away or perhaps in the winter, further afield at Glenshee Ski Centre. DESCRIPTION The site extends to approximately 15.43 acres (6.246 hectares) in total and comprises two distinct enclosures, the smaller being approximately 3 acres, with the balance in the larger. Classified as Grade 3.2 on the James Hutton Institute’s Land Classification for Agriculture scale, which is widely accepted as being capable of producing an average range of crops, through high yields such as barley, oats and grass, the larger field has been underutilised latterly purely for grazing on a short term let while the smaller field has entered the early stages of self-seeded natural regeneration across its southern extremity. DEVELOPMENT POTENTIAL Due to its close proximity to the settlement boundary of Powmill, it is believed there is scope for some sort of realisable development in the medium to longer term, subject to successful promotion of the site in the next LDP. Beyond the obvious potential for development of some sympathetically designed housing, a single dwelling of similarly high design quality and clearly demonstrated to be an essential part of for instance; a small horticultural business or commercial permaculture garden would also potentially be possible. We understand that mains services are relatively nearby but should there be issues connecting to the main sewer it is anticipated part of the site could be utilised for a private drainage system discharging into the Gairney Burn, subject to Scottish Environmental Protection Agency (SEPA) approval. While prospective purchasers will require to obtain their own advice in respect of the likelihood of securing planning, the sellers believe that there is significant potential should the prevailing planning policy requirements be met. DIRECTIONS From the north at Perth take the M90 towards Kinross, take exit 6 off the M90 and at the roundabout take the third exit onto the A977. Follow this road for approximately 6.8 miles through Crook of Devon then turn left at the sign post for “Aldie”. From Edinburgh, head north up the M90, taking exit 4 onto the B914 towards Dollar, after around 3.6 miles at the cross roads, take the right onto the A823 signposted for Knockhill Racing Circuit. Stay on this road for a further 6 miles, passing Knockhill, to its end at the village of Powmill where at the T-junction take a right onto the A977, then right again just past the Powmill Milk Bar taking the road signposted “Aldie” From the west, come over Glendevon on the A823, turning right briefly on the A91 at Yetts o’Muckhart, then immediate left to continue on the A823 following the signs for Dunfermline. After approximately 1.7 miles turn right joining on the A977 and after half a mile turn left at the sign post for “Aldie” From all routes, turning off the A977 for Aldie, continue on the road and the land is approximately 0.2 miles on the right.
