DESCRIPTION

Craigurrard is a detached two-storey traditional stone and lime constructed house under a pitched timber-framed slate-covered roof. Spread over two floors, the accommodation provides two double bedrooms and one single bedroom on the first floor with an entrance hall, kitchen/dining room, shower room with WC and living room on the ground floor. The property extends to approximately 148.5m2.

Externally Craigurrard is set within a generous, bright primarily south-westerly facing, wrap-around garden extending to approximately quarter of an acre in total which may suit a garden enthusiast or provide ample space for entertaining with potential to add a summer house or garden office. The generous enclosed garden is laid mostly to lawn with established borders and shrubs providing a variety of colour throughout the year. The south and east boundaries are edged by mature broadleaved trees which provides shelter and a varied habitat for the diverse wildlife that frequents the area.

Craigurrard would benefit from a programme of decorative improvements and upgrades to bring the property up to modern standards and create a bright and welcoming family home. Subject to securing the requisite planning permission for the addition of an extension, Craigurrard has the potential to provide spacious and flexible accommodation, all in a delightful secluded setting within easy reach of local amenities and transport routes.

To the rear of the house lies a range of dilapidated timber outbuildings. Although currently in poor condition, they would provide a useful footprint upon which to create a generous replacement garage or studio space.

In addition, there is a single-storey traditional stone and lime extension under a pitched timber-framed slate-covered roof to the rear of the property which currently comprises two small spaces formerly used as a workshop. Now requiring significant refurbishment, but subject to acquiring the requisite planning permission it has potential to be expanded to provide additional accommodation.

There is also ample space to park multiple cars.

LOCATION

Nestled among the gently undulating foothills, on the eastern side of the Tummel Valley, Craigurrard sits in a sheltered position approximately 2 miles from Ballinluig in the hamlet of Kindallachan. The property provides some fine views towards the Tay Forest Park and of the surrounding Perthshire countryside on the Highland fringe.

The village of Ballinluig, less than a five-minute drive north, provides a post office, petrol station with convenience store, as well as an inn and dog-friendly café. There are also various highly-regarded private schools available within the wider Perthshire area including Morrisons Academy, Glenalmond College and Strathallan.

Slightly further north is the attractive Victorian town of Pitlochry where, in addition to Dunkeld’s offering, there is a further selection of numerous well-regarded places to eat and a modest range of services including health centre, community hospital, dentist, chemists, as well as banks, solicitors, accountants, optician and a public library.

A wider range of amenities can be found in Perth, approximately 20 miles to the south including all the usual larger supermarkets, shopping centre, cinema, gyms, swimming pool and an ice rink in addition to a wider choice of commercial services you would expect of a large urban centre, including most major High Street banks, solicitors, accountants, architects, a regional hospital, Sheriff Court, Perth Racecourse, Perth Theatre, Concert Hall and College UHI.

The property is located close to the A9, which provides good transport links both north and south. There are also mainline railway stations at Pitlochry and Dunkeld with regular services to Inverness, Perth, Edinburgh, Glasgow and London, including the sleeper service.
