• Elevated woodland setting with potentially fine views of Loch Earn.

• Full Planning Permission for the erection of a high specification house.

• Convenient transport links via the nearby A85.

• Commutable distance to Crieff, Perth and Stirling

DESCRIPTION

Full planning permission has been granted (11 October 2022) to form an impressive, high specification four-bedroom house, full details can be found on Loch Lomond & the Trossachs National Park Planning Portal under reference 2020/0336/DET.

The proposed property has been designed, by the highly regarded Denholm Partnership of Architects in Comrie, to protect the existing natural environment. Positioned on a narrow plateau to the north, which many years ago provided a site for residential caravans. This should minimise the need to remove trees on site, thereby supporting the existing biodiversity whilst still affording the eventual purchaser with a suitable amenity area.

The external composition allows the overall design to tie into the surrounding landscape with vertical timber cladding helping to weave the building into the surrounding woodland, while the heavy gauge slate roof will interlace the hill landscape and old railway bridge to the rear.

Internally, the ground floor will comprise a highly desirable open plan kitchen with dining and sitting area, a utility, master bedroom/office and shower room, while the first floor will provide three bedrooms, one of which has an en-suite and family bathroom. In total, the new house will extend to a generously proportioned 184m2. Large windows on the southern elevation (south side) supply plentiful light to the ground floor, even though the existing clearing in the tree canopy.

Externally, the property will be surrounded by a veranda with a balcony area supported by columns to allow access all the way around the house. The site should also provide ample private parking close to the main door (to the north).

In total, the plot extends to approximately 1.12ac (0.45ha) and is made up of mixed age and species, but mainly broadleaf woodland. A tree survey and management plan will need to be agreed with the National Park Authority before commencement of any development. This will ensure the future safeguarding of the complex and biodiverse habitat which provides shelter for a wide range of native wildlife, which is such an attractive feature of this stunning location.
